  • All new 2013 FAR/BAR forms have been added.
  • The 2010 FAR/BAR forms should not be used for any new transactions. You may use the 2010 FAR/BAR forms for a limited time only to complete existing forms in progress.
  • IMPORTANT NOTE: The 2010 FAR/BAR forms (contract and riders) will be removed by the end of November, 2013. Users who want to preserve copies of completed 2010 FAR/BAR forms and riders should save PDFs of completed forms to their own computers. That can be done before the 2010 FAR/BAR forms are removed and not afterwards. The PDFs may be generated from Alta Star FAR Complete Forms, either in the Windows Desktop version or Alta Star Forms Online.

  • CHANGES: Florida REALTORS' website has redlined drafts of changes in the 2013 FAR/BAR forms:

Summary Changes for version 4.771 (July, 2013)

  • Florida REALTORS' Seller's Real Property Disclosure Statement has been replaced by Seller's Disclosure Statement - Residential, listed under FAR Miscellaneous Forms. NOTE: Florida REALTORS' no longer permits the seller's disclosure to be filled in electronically and required that the fill-in fields for this particular form be removed. Sellers are to fill in their answers by hand.
  • The 2012 Florida REALTORS' Residential CRSP-12 forms are outdated and have been removed. Use the newer CRSP-13 versions released March, 2013.

Summary Changes for version 4.77 (March, 2013)

  • Florida REALTORS' residential forms have been replaced by Florida REALTORS' 2013 Contract for Residential Sale and Purchase forms ("CRSP13" forms). This revision mostly consisted of paragraph formatting and layout changes. According to Florida REALTORS, the only material change was addition of the text: "address for purpose of notice" next to buyer's and seller's addresses on the last page of the contract (lines 459/466).
  • The CRSP-12 forms should not be used for any new transactions. You may use the CRSP-12 forms for a limited time only to complete existing forms in progress.

  • Revised Florida REALTORS Commission Agreement CA-6. The form has a revision date of 11/11, but was actually released by Florida Realtors on November 13, 2012.

  • Revised FAR/BAR Condominium Association Disclosure Rider (CR-1a). According to Florida REALTORS, the revision to that rider consisted of only formatting changes; the font for Non-Developer Disclosures on page two were made bold.

  • Florida Realtors' residential forms (FAR-9 and FAR-10 Addenda) have been replaced by Florida Realtors' 2012 Contract for Residential Sale and Purchase forms ("CRSP" forms).

Summary of February 2009 Changes for version 4.58

  • This update revised only FAR brokerage listing agreements.
  • Eight listing agreements (ERS-13tn, ERS-13tb, ERS-12sa, ERS-10nr, EBLA-5, ERS-5cp, ERL-7 and LSLA-2) have been modified to comply with NAR Virtual Office Website (“VOW”) policy. The modifications include a provision allowing a seller to opt-out if a seller of property does not wish to have their property advertised on the Internet or if a seller wishes to have property displayed on the Internet but does not want the property address displayed on the Internet. A seller may also check boxes in the listing agreement to prevent automatic valuations and comments/reviews from being displayed in conjunction with the seller’s property on a VOW.
  • A couple of changes unrelated to the VOW policy have also been made to the eight specified FAR listing agreements.

  •  FAR Brokerage Relationship Disclosure, BRD-6tb (Transaction Broker) was eliminated.

Summary of July 1, 2008 Changes for version 4.50

  •  FAR Short Sale Addendum SSA-2 was revised to address current market practice regarding multiple offers and clarifies calculation of the Effective Date and time to perform obligations under the contract.
  •  FAR Sexual Offender Disclosure SOD-2 (FAR Miscellaneous Forms) was revised to remove any reference to local ordinance that prohibits rental of property to a sexual offender/sexual predator. Such reference is added to the Exclusive Right to Lease agreement.
  •  FAR Exclusive Right to Lease Agreement ERL-6 was revised to add reference that there may be a local ordinance that prohibits rental of property to a sexual offender/predator and that it is the responsibility of the owner to make any investigations owner wishes to make to determine whether such ordinance exists and whether owner is prohibited from renting to a prospective tenant who is a sexual offender/predator if such ordinance exists.

Summary of January 2008 Changes for version 4.46

  •  FAR/BAR "AS-IS" Contract revised and renumbered to ASIS-2x.
    • Section VII "RESTRICTIONS; EASEMENTS; LIMITATIONS" was revised.
    • Before revision, the text included: "... provided, that there exists at closing no violation of the foregoing and none prevent use of the property for _______________ ..."
    • The underlined words were eliminated.

Summary of April 2007 Changes for version 4.36

  •  Various FAR forms were revised (no changes made to FAR/BAR forms).
    • The FAR Residential Contract was revised and renumbered to FAR-9. For details, see FAR Summary of FAR-9 Changes.
    • Various changes were made to the FAR addenda, renumbered to FARA-9. For details, see FAR Summary of FARA-9 Changes.
    • The FAR ASIS-8 Contract was eliminated. Customers can use the FAR-9 Contract plus the FAR As-Is Addendum.
    • The FAR Vacant Land Contract was revised and renumbered to VAC-9.
    • FAR released form CD-1, Condominium Disclosure Statement, which is similar to Seller's Real Property Disclosure Statement, but the new forms is specifically for use with sales of condominiums.
    • The FAR Coastal Construction Control Line Disclosure (CCCL-1), and the FAR Insurance Coverage Rider (ICR-2) were eliminated. Appropriate language from these forms has been incorporated into the FAR-9 and the FARA-9 addenda.
    • The FAR Unimproved and/or Agricultural Addendum was eliminated.
  • FAR added a Lease/Purchase Lease/Option Addendum.

  • A Clause Library was added to the FAR Complete package, which allows customers to store paragraphs of text that can be inserted into multi-line fields in various forms (usually customers can use this function to insert text into fields that are available for additional terms.) You can access the Clause Library via the program's Tools menu.

 

Summary of October 2006 Changes for version 4.30

Various FAR forms had minor revisions. The October 2006 revisions were released by FAR on November 30, 2006. The changes were minor, mainly the addition of line numbers on some forms, spaces for initials, and just a very few text changes.

Summary of July 1, 2006 Changes from version 4.22 to 4.24

  • Florida Association of REALTORS (FAR) Listing Agreements and Brokerage Relationship Disclosures were revised to eliminate the "Important Notice" introductory paragraph.
  • Coastal Construction Control Line Rider: This is a new FAR Form (listed under FAR Miscellaneous Forms); the FAR/BAR CCCL rider was revised.

Summary of Changes from version 4.21 to 4.22

  • Florida Association of REALTORS reinstated form MLA-2, Modification to Listing Agreement, revised 9/97. No further revisions have been made to that form to date.

Summary of Changes from version 4.18 to 4.21

  • Activation Code can now be retrieved online. After receiving a License Access Code, you can activate within the program by clicking Help|Enter Activation Code.
  • Miscellaneous maintenance release fixes and formatting changes.

  •  Complete revision to new Help Menu.

  • The update to version 4.10 had no changes to the text of any forms.
  • All older-style forms were converted to our new Version 4 format.

  • FAR reinstated two mold-related forms that FAR had temporarily discontinued: A) Mold Inspection Addendum to Contract (MIAC-1 Rev. 10/02) and B) Mold Inspection Addendum to Seller's Real Property Disclosure Statement (MASRPD-1, Rev. 10/02).
