Summary of January 2008 Changes for version 4.46

  •  FAR/BAR "AS-IS" Contract revised and renumbered to ASIS-2x.
    • Section VII "RESTRICTIONS; EASEMENTS; LIMITATIONS" was revised.
    • Before revision, the text included: "... provided, that there exists at closing no violation of the foregoing and none prevent use of the property for _______________ ..."
    • The underlined words were eliminated.

  •  FAR Forms Added:
    • CCCL-1 Coastal Construction Control Line Affidavit.

Summary of November 2007 Changes for version 4.42

  •  FAR Forms Added:
    • Short Sale Addendum to Purchase and Sale Contract, SSA-1.
    • Short Sale Addendum to Exclusive Right of Sale Listing Agreement, ERSA-1.
    • Vacant Land Disclosure Statement, VLDS-1.
    • Sexual Offender Disclosure, SOD-1.
  • FAR Forms Revised:
    • In the Residential Leases(RLHD-2, RLAU-1, RLCC-1), the Instructions/Translation/Assistance Page was modified.

Summary of September 2007 Changes for version 4.40

  •  Various FAR/BAR forms were revised (no changes made to FAR forms).
    • The FAR/BAR Contract was revised and renumbered to FAR/BAR-8.
    • The FAR/BAR "AS IS" Contract was revised and renumbered to ASIS-2.
    • Various changes were made to the FAR/BAR Riders, renumbered to FBCR-9.

Summary of April 2007 Changes for version 4.36

  •  Various FAR forms were revised (no changes made to FAR/BAR forms).
    • The FAR Residential Contract was revised and renumbered to FAR-9. For details, see FAR Summary of FAR-9 Changes.
    • Various changes were made to the FAR addenda, renumbered to FARA-9. For details, see FAR Summary of FARA-9 Changes.
    • The FAR ASIS-8 Contract was eliminated. Customers can use the FAR-9 Contract plus the FAR As-Is Addendum.
    • The FAR Vacant Land Contract was revised and renumbered to VAC-9.
    • FAR released form CD-1, Condominium Disclosure Statement, which is similar to Seller's Real Property Disclosure Statement, but the new forms is specifically for use with sales of condominiums.
    • The FAR Coastal Construction Control Line Disclosure (CCCL-1), and the FAR Insurance Coverage Rider (ICR-2) were eliminated. Appropriate language from these forms has been incorporated into the FAR-9 and the FARA-9 addenda.
    • The FAR Unimproved and/or Agricultural Addendum was eliminated.
  • FAR added a Lease/Purchase Lease/Option Addendum.
  • Various FAR Residential Addenda were modified:
    • A. Condominium Association Addendum
    • B. Homeowners' Association Addendum
    • E. FHA Financing Addendum
    • F. VA Financing Addendum
    • H. As Is With Right to Inspect Addendum
    • L. Insurance Addendum
    • P. Back-up Contract/Kick-out Clause
  • Alta Star added two of its own forms for use with the FAR Complete Forms package:
    • Unincorporated Miami-Dade County Flood Zone Disclosure
    • Seller's Estimated Net Sheet
  • A Clause Library was added to the FAR Complete package, which allows customers to store paragraphs of text that can be inserted into multi-line fields in various forms (usually customers can use this function to insert text into fields that are available for additional terms.) You can access the Clause Library via the program's Tools menu.

 

Summary of October 2006 Changes for version 4.30

Various FAR forms had minor revisions. The October 2006 revisions were released by FAR on November 30, 2006. The changes were minor, mainly the addition of line numbers on some forms, spaces for initials, and just a very few text changes.

  • Text Changes:

    • ERS-4cp Exclusive Right of Sale Listing Agreement For Commercial Property deleted sentence in paragraph D regarding Bulk Transfer Act.
    • RA-2 Referral Agreement deleted sentence regarding deadline for referral fee payment.

     

  • Space for parties' initials added to bottom of each page and/or line numbering added to the following forms:
    • BDS-1x Buyer's Disclosure Statement
    • BRD-7tnx Brokerage Relationship Disclosure

Summary of July 31, 2006 Changes from version 4.24 to 4.25

  • Florida Association of REALTORS (FAR) Form DS-5 (Designated Sales Associate) was revised to eliminate the "Important Notice" introductory paragraph.
  • FAR Form OC4-F (Coastal Construction Control Line Rider to FAR Commercial Contract) was revised.

Summary of July 1, 2006 Changes from version 4.22 to 4.24

  • Florida Association of REALTORS (FAR) Listing Agreements and Brokerage Relationship Disclosures were revised to eliminate the "Important Notice" introductory paragraph.
  • Coastal Construction Control Line Rider: This is a new FAR Form (listed under FAR Miscellaneous Forms); the FAR/BAR CCCL rider was revised.

Summary of Changes from version 4.21 to 4.22

  • Florida Association of REALTORS reinstated form MLA-2, Modification to Listing Agreement, revised 9/97. No further revisions have been made to that form to date.

Summary of Changes from version 4.18 to 4.21

  • Activation Code can now be retrieved online. After receiving a License Access Code, you can activate within the program by clicking Help|Enter Activation Code.
  • Miscellaneous maintenance release fixes and formatting changes.

Summary of Changes from version 4.15 to 4.17

  •  FAR Forms - October 2005 Additions/Revisions:
    1. NEW: Sinkhole Disclosure;
    2. NEW: Seller's Mold Addendum to Disclosure (replaces Mold Inspection Addendum to Seller's Real Property Disclosure Statement);
    3. NEW: FREC Audit Checklist;
    4. NEW: Receipt of Condominium Documents (new version of older form);
    5. REVISED: Sellers' Real Property Disclosure Statement (added sinkhole info to paragraph 5);
    6. REVISED: Exclusive Right of Sale Listing Agreement for Commercial Property: Added Commercial Lien Info (Paragraph 11);
    7. Independent Contractor Agreement: Revised Insurance paragraph 2F.

Summary of Changes from version 4.10 to 4.15

  •  Complete revision to new Help Menu.
  • PDF creation was simplified by adding a button, to the print preview screen, that creates a PDF file.
  • Making an entry into any form automatically adds the form to the transaction history for the file.

Summary of Changes from version 4.09 to 4.10

  • The update to version 4.10 had no changes to the text of any forms.
  • All older-style forms were converted to our new Version 4 format.

Summary of changes from version 4.08 to 4.09

  • FAR reinstated two mold-related forms that FAR had temporarily discontinued: A) Mold Inspection Addendum to Contract (MIAC-1 Rev. 10/02) and B) Mold Inspection Addendum to Seller's Real Property Disclosure Statement (MASRPD-1, Rev. 10/02).

Summary of changes from version 4.07 to 4.08

  • Added "Check for Update" function to check our web site for available updates. Access this function via the program's Tools menu.
  • Converted FAR Listing Agreements to our newer format.
  • Older Forms, and old-style versions of current forms have been removed from standard package. The removed forms are available, if needed, via special link on our updates page.
